Buying a Property

The first thing, as a buyer, is to decide on your search criteria for a property. After looking at a few properties you may be lucky enough to find you’re dream property, but if you don’t, then don’t be disappointed. Most buyers change their requirements after looking at a number of properties and settle on something that is close, but not quite what they had in mind in the first place. At this stage, we would also advise looking into how much you can borrow on a mortgage before going to visit any properties.

Property Viewings

Book viewings! There is nothing quite like actually going to view the property. Sure, you can get a good idea from the photos, floorplans and descriptions, but you can’t really get a feel unless you go and visit the property. You can get a ‘feeling’ for the property and a real idea of the location and its situation by actually going to view the property. When you see somewhere that you would like to go and visit, give the agent a call, and give them your details.

Place Your Offer

If you like the property that you have viewed and you can see yourself living there; make an offer! Even if you think the property is overpriced, make an offer – you don’t know unless you ask. Give the estate agent a call with information on your mortgage, your own chain details and the amount you would like to offer and the estate agent will be in touch with feedback on what the owner has said about your offer.

This is the sequence of buyers and sellers – most people who sell their property are also buying at the same time. Therefore there can be a chain of a number of sellers, which depend on each other for the sale and purchase of their new properties. For example, if one buyer or seller drops out, the chain may collapse, whereby the paperwork for the properties within the chain is delayed or cancelled.
This is when the owner of the property does not need to sell the property in order to buy another; therefore it is offered as chain free.
The date when the transaction (either the sale or purchase of a property) is completed, i.e. the date you become the owner.
A statement from the solicitor detailing all financial transactions, including all costs.
The terms by which the buyer and seller agree to sell/buy the property. The Law Society sets standard conditions. The lawyer sets special conditions.
The legally binding agreement specifying details of the house sale or house purchase. The contract legally commits both the buyer and the seller to the transaction. The house seller’s conveyancing lawyer draws up two copies of the same contract and each party signs their own copy. When both parties are ready to legally commit, the two contracts are exchanged.
